Fungus usually is. Unless there has been some physical damage (burn? frost?), this looks very fungal.

Separate the plant and check for spider mites or other pests whose bites may cause the infections with fungi and bacteria. Then use an appropriate pesticide.

I don't know whether a copper solution would help. As it seems to me there are spider mites, so I would use a systemical acaricide.

Can you see mites on it using a mag. glass?
Are there any soft decaying spots?

Ask the person you got it from if they know what the spots are and if they have sprayed it for any pests.

Don't treat it with chemicals or cut off any leaves until you know what the problem is or if it is even a problem now.

Here's my rule and it works: keep Cleary's 3336 and
97% Orthene on hand at all times. I drench all new plants
with Orthene before the plants go onto my benches. Then
I wait a week and drench with Cleary's both at 1 tsp. per
gallon. Neither hurts the plants and you prevent nasty
things before whatever it is decides to invade other plants. I haven't had any problems in years.

Angela,
Do you just water the plants with the solution or do you need to spray the plants too?

Troy, I had a similar (the same) problem a while ago. I searched the web and asked here: http://www.slippertalk.com/forum/showthread.php?t=28851&page=4, but I just could not find a definitive answer. I now believe (but still not sure) that it could be tissue damage from some chemical sprayed on the plant. Quite possibly an oil, but could be something else like a miticide or.....? I have looked and looked but I have never seen thrips on the leaves (even magnified) The plant almost always grows out of it. I don't seem to get it anymore since I stopped spraying pest oil.
Would love someone to prove beyond doubt what this is!

The plant is growing like a weed, the new growth is ok, I just wanted to know, thank you

That's why I suggest not to spray unless you know what you are trying to kill or if there is even something that needs killing.

Just based on the color stain it may not even be damage and just be a surface stain caused by chemicals or even by a short term living organism that produces a stain(bacteria, yeast, fungi??) but does not really harm the plant.
